The journey from kitchen table to business park

Welcome to Terry Dicken Business Park, where our flexibility means a scalable future for all your business requirements. We offer self-contained office buildings suitable for starter units to expansive corporate headquarters. As well as manufacturing and distribution units tailored to your size and specification.

This week we’re taking an in depth look at our starter units. Did you know that there are over 32,000 small businesses in North Yorkshire? The majority of which are micro companies. Often these organisations start off at the kitchen table. We wanted to be able to provide a stepping stone for businesses that needed more room but didn’t necessarily have the budget for new premises.

Let’s hear from Sue Dicken about how the idea came about.

Creating community

“Around 10 years ago we had a long term tenant – Ecosyl – who rented the whole of unit 2 on Roseberry Court.” Said Sue. “When the organisation was bought out, they gave notice on their tenancy, leaving the building empty. Unit 2 was originally built as lots of small offices rather than having the open plan design which many of our other buildings have. The layout meant it was ideal for a multi occupancy unit. As the rooms varied in sizes, we were able to offer single starter units for 1-2 people right up to bigger spaces for up to 6. Therefore, we opened up no 2 Roseberry Court as the Terry Dicken Business Centre for multi occupancy and have never looked back!”

So what are the benefits of being in a smaller unit rather than working from home?

Unlocking productivity

“Transitioning from home working to a smaller, dedicated workplace offers numerous benefits. Having a dedicated business address contributes to the professional image, legal compliance, and operational efficiency of your business. A designated workspace can enhance productivity and with other businesses to network with, collaboration becomes possible. Overall this can improve your work-life balance. It also opens up more opportunity for your business to grow. Many of our tenants have been able to move around the park to units of different sizes as their businesses have developed. If you inform us of your intention to grow, we can assist in getting you the right space at the right time.”

It’s not just all about office space either. What types of business have occupied no 2?

Starter units for every organisation

“As you’d expect, over the years we’ve had a number of sole traders. Solicitors, accountants, and a number of consultants. But we’ve also had some diverse organisations that you might not expect on a business park. For example, beauticians, photographers, seamstresses and nutritionists have all been here at one point. Current tenants include Connect2Education who are an alternative education supplier and Nicola Jane who are post surgery bra specialists. We’re very flexible on tailoring the space to suit the business. This approach attracts a range of organisations. More traditionally, sometimes local businesses that are not situated on the park take additional office space here. Similarly, national companies needing a regional, satellite office have also been resident here.”

So what space is currently available?

Discover your new workspace

“At the moment we have 2 starter units available. Dave has just finished re-painting them so they are clean, bright and fresh. Ideal for 1- 2 people, these south facing offices have a sunny outlook with views of the Hambleton hills. The building has a modern kitchen, toilets and even has a shower room! Ideal for anyone wishing to take advantage of the many walking, running, mountain bike trails on the doorstep. Remember, it’s important to have a good work/life balance! There’s also a meeting room that tenants of unit 2 can pre-book, free of charge, if they wish to hold a meeting or host a small training session. On top of that, there’s plenty of free parking and we offer easy in, easy out terms.”

Sound good? Let’s wrap up with feedback from Roseberry Court’s tenants, about what they like about being here.

Supportive Landlords

“Aside from the super supportive landlords, the park is so friendly. If you ask, and they are able to, people are usually very willing to help you out.” Vicki, Sniff & Found

“Disability access and free parking was important. But I needed a space where my customers could feel at ease. The room is perfect. It’s calm, peaceful and very private.” Sue, Nicola Jane

“Initially working from home, it wasn’t long before I needed a suitable office space. I dug out a number and with just one call my new office was sorted, it was that easy!” Mark, MAK Coaching
